The house extension allowed for a more spacious living room, adding a cathedral ceiling and a view on the backyard.
The kitchen was centralized to be more user-friendly and allow a beautiful 8 foot long island. Two skylights were added to brigten up the kitchen.
The master bedroom has its own bathroom and a walk-in closet. There are two other bedrooms and a second bathroom with a skylight.
Basement: Stairs leading to the basement with glass railing. On the left side, you will find a large family room. To the right, a large 4th bedroom ideal for a teenager large enough to allow a lounge/desk area. At the back, a large 5th bedroom (or office or gym). You will also find bedroom number 6, a 3rd magnificent bathroom, a washer/dryer area and the furnace room.
"Almost" new house! Only the frame, plywood on main floor, the brick walls, the foundation and the furnace are original. The rest has been completely gutted and renovated.
Here is the list of the renos completed in 2024:
all of the gyproc and insulation of the walls and attic, the electrical wiring, the electrical panel, the "high efficiency" heat pump, the 3 bathrooms, the kitchen, the hardwood floor and ceramics, the doors, windows, skylights, the rear terrace and the roof all have been redone. An electric fireplace was added in the living room. The fence on the façade was also redone.
The basement was also completely renovated: Gyproc, walls re-insulated with spray polyurethane, floor covering, bathroom, bedrooms and bathroom. The fireplace has been condemned but could be converted to a natural gas fireplace as the property is serviced with natural gas. The gas furnace was in great condition at time of purchase but the air exchanger, humidifier and heatpump were replaced. Sump-pump was also replaced.
The French drain was redone all around the house with the addition of a waterproof membrane and window wells to certain windows. A minor foundation crack was repaired with epoxy.
